Choosing a villa in Pollença: what to check before you book

There are a lot of villas around Pollença, and the listings can start to blur after the first dozen. These are the questions we'd ask if we were booking for our own family. Under each one we've put Villa Esquina's answer, so you can see exactly what you'd be getting – and use the same list on any other villa you're looking at.

1. Is it licensed?

Holiday rentals in Mallorca carry a tourist rental registration number (ETV). Look for it on the listing or website, and ask if you can't find one.

2. Is the pool private, and how big is it?

"Pool" can mean anything from a plunge pool to a shared complex pool. Check that it's private, and check the length – it makes a big difference when ten people want to swim.

3. Is the pool heated, and what does it cost?

In spring and autumn, an unheated pool can be too cold to enjoy. Ask whether heating is available and whether it's included or extra.

4. Is the pool safe for young children?

Ask about pool depth, steps and any fencing, cover or alarm.

5. Does every bedroom have its own bathroom?

With two families or a group of adults, this matters more than anything else.

Villa Esquina: yes – five bedrooms, five bathrooms, sleeping up to ten. Bedrooms 1 and 2 are on the ground floor.

6. What are the beds?

"Sleeps 10" can mean five doubles or a sofa bed in the lounge. Ask for the bed in each room.

7. Can you walk to town?

Some villas around Pollença are a drive from everything. If you'd like to walk to dinner, check the real walking time, not "close to".

8. How far is the beach?

9. Is there air conditioning – and heating?

Mallorca summers are hot, and winter evenings can be cool. Check both.

Villa Esquina: air conditioning and central heating. Villa heating is included off-peak.

10. How good is the wifi?

If anyone needs to work, or the children need streaming, ask where the wifi reaches.

11. Is there parking for everyone?

Two families usually means two cars or more.

Villa Esquina: secure parking for up to 4 cars.

12. What's included in the price?

Cleaning, tourist tax, linen and towels can all be added on at the end. Ask what the weekly price actually covers.

Villa Esquina: end-of-stay cleaning and local tourist taxes are included. Bed linen, bath towels, pool and beach towels and beach mats are provided, with Elemis toiletries and a welcome pack.

13. Is there kit for babies and toddlers?

Villa Esquina: highchair, changing mat, potty and cot, toddler toys on request, and baths at a baby-friendly height.

14. Who looks after you during the stay?

Villa Esquina: a villa manager welcomes you on arrival and is available during your stay. We're the owners and you deal with us directly.

15. What are the booking terms?

Check the changeover day, the deposit, the payment schedule and the cancellation terms before you pay anything.

16. Paperwork on arrival

In Spain, every guest over 16 must show ID or a passport and sign an entry form at check-in, which is passed to the police within 24 hours. This applies to every holiday rental, so bring passports for everyone.
